Pardes Heights, the ultra-modern luxury housing project being built minutes away from Baka, is creating a buzz of interest in Israel and abroad. It offers buyers both a cherished home in Jerusalem and stand-out investment potential.
Built to the highest Israeli and international construction standards by NBS and Mimushim real estate developers, the 32-storey tower combines architectural innovation, the best in high-end amenities and a discerning lifestyle. Having a light-rail train station right outside the building will ensure a 15-minute commute to the city center and easy access to the rest of Jerusalem: the Old City, the Central bus/train stations and beyond.
From an investment perspective, one of Pardes Heights’ biggest selling points is its location at the edge of the southern Baka neighborhood, recently redubbed the New Talpiot Quarter. Once an inconsequential section of the city packed with car garages and hole-in-the-wall falafel stands, the area is fast becoming a residential and commercial powerhouse.
With an early 2029 occupancy date, the pre-sale apartments are almost sold out , despite two years of war and global market hesitation. Premium residential towers all around Israel consistently see their strongest appreciation as construction advances and inventory tightens, according to Hila Sanders, the project’s head of sales.
Many of Pardes Heights’ sales come from word-of-mouth recommendations, Sanders said. “There is a community-driven momentum. Relatives ask their friends and family to join them.” Most of the buyers to date are internationals, with about 50% already living in Israel and another 50%, mostly from the US but also Britain, France, Australia, South Africa and Israel, who plan to live in Israel part-time or to make aliyah in the future.
“This mix will lead to a building that is diverse in terms of age groups, from singles to large families and seniors,” Sanders said. “From a community aspect the neighborhood is full of parks and shuls and shopping options, including 17 supermarkets. Religiously, everyone is accepted and welcome here.”
Baka, which adjoins the Talpiot Quarter, has a small-town feel. Lifshitz Park, which is around the corner, offers playgrounds and lawns where friends and families gather for communal Shabbat meals and host outdoor birthday parties.
Within the tower itself, several communal spaces – from the residents’ lounges and rooftop garden to the synagogue and garden surrounding the building – have been intentionally designed to foster a sense of community among neighbors.
Like Manhattan’s gentrified Tribeca neighborhood and the Meat Packing district, the refurbished industrial zone is the new hot neighborhood in Jerusalem, according to the Jerusalem Municipality, which has rezoned the area for residential use to meet the needs of the growing city, and invested heavily in infrastructure, starting with the light rail.
“Pardes Heights is really leading the pack for building in the Talpiot Quarter, which is being completely overhauled,” Sanders said. “It’s the best place to live in Jerusalem, hands down, and it’s positioned in a high-growth area. So you can’t go wrong, whether you buy a one-bedroom apartment or a six-bedroom apartment. And you live well. You have all the amenities to live your best life, in a beautiful home.”
Pardes Heights sits at the intersection of Rivka Street and General Pierre Koenig Street, positioned between the popular Baka, Talpiot and Mekor Haim neighborhoods, where schools, parks, synagogues, shops and community centers abound. It is across the street from the sprawling Hadar mall and is a few minutes’ walk from the popular shops and restaurants on Emek Refaim Street in the German Colony
Buyers appreciate the amenities, which include a 24/7 doorman and security guard, a heated indoor swimming pool, a relaxation deck and dry sauna, spa-grade locker rooms, a state-of-the-art fitness center, residents’ lounges/meeting rooms and co-working spaces, a rooftop lounge with Sukkah pergolas, balconies, parking and storage rooms for every apartment and a private residents’ garden and adjacent public park. The building offers two synagogues – one on the sixth floor that will be open to the public and one in the Pardes Institute of Jewish Studies, a dynamic, pluralistic learning center, which will be housed on the building’s first five floors.
Within the tower, there are 30 exclusive residences designed for the 60+ community, located on the tower’s lower floors. These homes are thoughtfully crafted for elevated living, full accessibility, wider doorways, and elegantly adapted bathrooms, that enable comfort and dignity.
Other amenities include under-floor heating, mini-VRF climate control, smart electric water heaters and timers, triple-sealed soundproof UV-filtering windows, secure smart-access systems, EV charging preparation and top-of-the-line materials and finishings.
Buyers have a wide range of apartments to choose from. Although many of the larger family-sized apartments have been sold, the remaining inventory includes four-bedroom apartments (162 and 178 sq meters), five-bedroom apartments (237 and 277 sq meters), and special large residences and duplex penthouses. Those who prefer smaller apartments can choose between one- and two-bedrooms and a host of three-bedroom options.
Achim Limor (Limor Brothers Building Company), the project’s general contractor, has a four-decade track record of achievement in high-end projects across Tel Aviv and Jerusalem, including the luxury Mesila Park development and the Rova 1 Tower near the Chords Bridge by the entrance to Jerusalem.
“Their involvement ensures that Pardes Heights will be engineered for excellence, longevity, strength and investment security,” Sanders said. So, too, does the expertise of NBS and Mimushim, which have built thousands of apartments and large commercial ventures.
Ultimately, Sanders said, Pardes Heights is the choice for people who can live and invest in properties anywhere, but whose heart is in Jerusalem.
